HMO Support

RentPro underwent a major upgrade over the weekend. The primary purpose of this was to allow multiple, concurrent tenancies to exist against a property instance. Properties with multiple tenancies are often referred to as Houses in Multiple Occupation (HMOs). We've tried to minimise the impact on your RentPro experience and as such many of the changes could be termed as 'under the hood' of the application. This newsletter will however briefly outline the changes you should be aware of.


Concurrent Tenancies

Obviously the most important change to RentPro is that you are no longer restricted to having a single tenancy for a property at any one time. If multiple tenants within a property each have their own tenancy agreement then simply add additional tenancies to the property to reflect this.


Property Transactions

You'll notice that the Property Transactions area within the Bank module has changed somewhat. When recording a rent receipt, a payment or a rental credit you'll now be required to select the tenant against which the transaction should be associated. A major benefit of this approach is that the concept of 'Applicable Dates' is no longer relevant and has been removed from the system.


Property Reports

When generating a rent report or a direct payments report for a property instance you'll now be required to select the tenant for whom the report refers to. This is required because there now exists the possibility of having multiple tenants within the same property, all with their own rent balance.


Tenancy Alerts

By default only current tenancies, periodic tenancies and those that have expired within the last 30 days will appear within the tenancy alert report. If you wish to change the 30 day limit on the expired tenancies then raise a support request and we'll make the necessary change.


Opening Rent Balance

As multiple tenancies may now be associated with a property it no longer makes sense for the property to have an Opening Rent Balance. This figure has been moved to the tenancy, with each tenant having their own balance. If the tenant is in receipt of housing benefit then you will be required to specify both an Opening Tenant Balance and an Opening Benefit Balance, rather than a single Opening Rent Balance. In general, the opening balances will only be used by new RentPro users who are adding properties to their RentPro instance mid-tenancy.
